BRITISH COLUMBIA WARRANTY

In British Columbia, your new home is covered by a comprehensive warranty program, commonly referred to as the 2-5-10-year warranty. What’s covered under the 2-5-10 warranty? 

2 Year – Material and Labour Warranty 

  • First 12 months: coverage for any defect in material and labour
  • First 24 months: coverage for any defect in materials and labours supplied for the electrical, plumbing, heating, ventilation and air conditioning delivery systems 

5 Year – Building Envelope Warranty

  • Coverage for the building envelope, including a defects which permits unintended water penetration such that is causes material damage to the new home 

10 Year – Structural Defects Warranty

  • A defect that causes structural damage that materially and adversely affects your new home

ALBERTA WARRANTY

Alberta’s New Home Buyer Protection Act ensures every homeowner benefits from a new home coverage. The homeowner warranty in Alberta is as follows:

1 Year – Material and Labour Warranty

  • Coverage for any defect in material and labour

2 Year – Distribution Systems

  • Coverage for any defect in material and labours supplied for the electrical, plumbing, heating, ventilation and air conditioning delivery systems.

5 Year – Building Envelope Warranty 

  • Coverage for the building envelope, including defects which permits unintended water penetration such that is causes material damage to the new home.

10 Year – Structural Defects Warranty

  • A defect that causes structural damage that materially and adversely affects your new home.
